How long does a roof last?
Most asphalt shingle roofs last 20 to 25 years. Freeze-thaw cycles, ice damming, and poor attic ventilation can shorten that. Metal roofs last far longer, often 40 to 70 years.
Signs you need a new roof
Watch for curling or buckling shingles, bald spots where granules have worn away, shingles in the gutters, daylight or water stains in the attic, and sagging rooflines. Several of these together usually mean replacement rather than patching.
Repair or replace?
If the roof is under 15 years old and damage is localized, a repair is often enough. Past 20 years, or with widespread wear, replacement is usually more cost-effective than repeated repairs.
Budgeting for a new roof
Get at least three quotes from local roofers. Ask about underlayment, ventilation, and warranty — not just shingle price. Getting quotes early means you replace on your schedule, not in an emergency.
