A little AC maintenance each spring keeps cooling efficient and prevents mid-summer breakdowns. Most of it is simple, with one annual professional check for the parts you shouldn't touch.
Clean around the outdoor unit
Clear leaves, grass, and debris from around the outdoor condenser and keep at least a couple of feet of clearance for airflow. Gently rinse the fins from inside out with a hose, with the power off, to remove buildup that hurts efficiency.
Filters and vents
Replace or clean the filter regularly through cooling season — a clogged filter chokes airflow and can freeze the coil. Keep supply and return vents unblocked.
Clear the condensate drain
The AC removes humidity that drains away through a condensate line. If it clogs, water backs up and can overflow. Flushing the drain line clears algae and slime that build up over the season.
Annual pro check
Have a technician check refrigerant charge, electrical connections, and the coil once a year. Low refrigerant means a leak, which needs professional repair — not just a top-up.
