A finished basement adds livable square footage at a lower cost than an addition, but basements have unique challenges — moisture, low ceilings, and egress — that you must address before framing and drywall.
Solve moisture first
Never finish over a damp basement. Fix grading, gutters, and any drainage problems, and confirm the space stays dry through a wet season. Trapping moisture behind new walls leads to mould and rot you won't see until it's bad.
Insulate and frame correctly
Basement walls need insulation with proper moisture control to avoid condensation against cold concrete. Frame stud walls off the foundation per code, and keep a moisture break under bottom plates on the slab.
Egress and permits
A basement bedroom needs a compliant egress window for escape. Finishing a basement, and especially adding a suite, requires permits and inspections for framing, electrical, plumbing, and sometimes fire separation. Confirm minimum ceiling height too.
