The kitchen is the most-used and most-renovated room in the house, and one of the best for resale value. A good renovation starts with planning the layout and budget long before picking finishes.
Nail the layout first
The 'work triangle' between sink, stove, and fridge should be efficient and unobstructed. Moving plumbing, gas, and walls is where costs balloon, so a layout that works with existing services saves money. Plan storage and counter space generously.
Budget by priority
Cabinets and countertops usually eat the largest share of the budget, followed by appliances. Decide where to splurge (often cabinets and counters, which you touch daily) and where to save. Keep a contingency of 10–20% for surprises behind the walls.
Plan around permits and downtime
Electrical, plumbing, and gas changes need permits and licensed trades. Plan for weeks without a working kitchen, and order long-lead items like cabinets early so the project isn't waiting on them.
